What type of property can you appraise?
Assignments may include single-family homes, condominiums, manufactured homes, waterfront properties, acreage, and vacant residential land. The property and purpose are reviewed before acceptance.
What information should I provide first?
The property address, reason for the appraisal, intended use, requested timing, and effective date—current or retrospective—are the most helpful starting details.
Do you complete date-of-death appraisals?
Yes. A date-of-death appraisal is a retrospective valuation developed as of the specified historical date using market evidence relevant to that time.
How long does an appraisal take?
Timing depends on property complexity, access, effective date, research needs, and reporting requirements. Connie will confirm availability and an expected delivery date after reviewing the assignment.
Is an appraisal the same as a home inspection?
No. An appraisal develops an opinion of value for a defined purpose. It is not a structural, engineering, environmental, code, or comprehensive home inspection.
Can one appraisal be used for every purpose?
Not always. The intended use, intended users, effective date, property interest, and reporting requirements must be identified when the assignment is accepted.
What happens after I submit a request?
